Speedier legals

Property buying is often easier and speedier if you have a good relationship with those you're dealing with. You may be interested to know therefore that we have an excellent relationship with Legal Marketing Services (LMS) who offer a range of legal services for anyone buying, selling or remortgaging a home. Naturally, you can arrange your own legal assistance if you prefer, you are under no obligation to use LMS.

The specific LMS services offered through Giraffe:

Free referral

We can refer you directly to LMS without charge. They can then provide you with a quote for your legal requirements and allocate you to a contracted law firm who will complete the services required.

  • If your transaction doesn't go ahead you won't have to pay the law firm's legal fees. (you will still need to pay for any third party costs, such as searches, incurred on your behalf.)

Free legal services for remortgages

As you may have read, some Giraffe remortgages include free standard legal fees as part of the deal. In these cases LMS will nominate a solicitor to carry out this work on our behalf.

NOTE: In these cases the nominated solicitor will act for only for us. If you require your own legal representation, you will need to instruct your own solicitor and cover the costs and disbursements incurred. If your transaction doesn't go ahead you won't have to pay the law firm's legal fees, although you will need to pay for any third party costs, such as searches, incurred on your behalf.

What is included in the package?

The standard legal costs involved in moving your mortgage, plus some additional leasehold charges. These could include obtaining your landlord's consent and checking that the terms of your lease meet our requirements.

What isn't included?

Any additional work or services required over and above a standard remortgage. You will need to cover these costs yourself. Examples include transferring your property into joint names with a partner, drafting a tenancy agreement or transfer of equity.

Personalised scheduling

If you live in England or Wales and are taking out a Standard or Flexible remortgage with no legal fees, LMS will also offer an additional service that lets you set your own remortgage timeframe.

On the day we instruct them, they'll contact you to discuss all the information required to complete your remortgage, highlighting any problem areas and ask you to choose your preferred completion date. The pre-completed documentation will then be sent to you the following day so that you can sign it and send onto your nominated solicitor. This speeds up the information gathering process, and ensures your solicitor has everything they need to complete the legal work in your desired timescales.
